New Chesapeake Bay Rules in Prince William County
Driven by rule changes from the Chesapeake Bay
Local Assistance Department (CBLAD), most area jurisdictions will make
revisions to their land development regulations before the March 1, 2003
deadline. Builders and developers have reason to be very concerned and
focused on these changes, which will affect the developable area and status
of regulatory approvals.
The first to adopt major amendments was Prince
William County. Their Board of Supervisors approved revisions to the Zoning
Ordinance Development and Construction Standards Manual on December 3,
2002. The effective date of these changes is February 3, 2003.
Prince William County just released guidance on
the implementation of these ordinance changes. In his December 27, 2002
letter to the development community, Planning Director Stephen Griffin
explained the vesting and grandfathering guidelines County Staff will apply
to development and construction plans.
Everyone active in Prince William County
development should read these guidelines carefully, and review how these
changes impact their existing and proposed projects.
